Primary Health Properties PLC ("PHP" or "the Company")

Harry Hyman, Managing Director of PHP, has today (16 November 2009) notified the Company that his children should no longer be considered as Connected Persons for the purposes of the Financial Services and Markets Act 2000 ("FSMA") or the Companies Act 2006. Consequently, the holdings of Mr Hyman's children of 8,178 ordinary shares of 50 pence each in the share capital of the Company ("Ordinary Shares") will no longer be included in the beneficial holding of Mr Hyman.

Following this change, the beneficial holding of Mr Hyman is now 48,478 Ordinary Shares, representing approximately 0.08 per cent. of the issued share capital of the Company.
