STATEMENT REGARDING POTENTIAL TAX LIABILITY

Further to the announcement made by the Company on 11 November 2009 and in response to enquiries from investors, the Board wishes to clarify that the potential tax liability described in that announcement relates to German Real Estate Transfer Tax that may have arisen as a result of the acquisition of shares in Treveria Properties Sarl in December 2008.
