This announcement is made in accordance with the Disclosure and Transparency Rules ('DTR') contained in the Handbook of the UK Financial Services Authority, in particular with DTR 5 which is deemed to apply to Max Property Group Plc (the 'Company') under its articles of association. 

The Company was notified on 28 May 2009 by FIL Limited and its subsidiaries, in accordance with DTR 5, following the Company's initial public offering, of its interest in 20,000,000 ordinary shares of 100 pence each in the Company representing 9.09 per cent. of the issued ordinary share capital of the Company.  The shares are held in the name of JP Morgan, Bournemouth.

The Company was notified on 28 May 2009 by BlackRock Inc. and its subsidiaries, in accordance with DTR 5, following the Company's initial public offering, of its interest in 27,300,000 ordinary shares of 100 pence each in the Company representing 12.41 per cent. of the issued ordinary share capital of the Company.
