Voting Rights and Capital as at 27 May 2009.

This announcement is made in accordance with DTR 5.6 which is deemed to apply to the Company under its articles of association.

On 27 May 2009, the ordinary share capital of Max Property Group Plc (the 'Company') was admitted to the Official List of the Channel Islands Stock Exchange, LBG ('CISX') and to trading on AIM.

As at 27 May 2009, the Company's issued share capital consisted of 220,000,002 ordinary shares of 100 pence per share, each with voting rights. Therefore the total number of voting rights in the Company is 220,000,002.

The above figure of 220,000,002 may be used by shareholders as the denominator for the calculations by which they will determine if they are required to notify their interest in, or a change to their interest in, the Company under the FSA's Disclosure and Transparency Rules.
